About the Project
We turned a compact apartment into a refined colonial-inspired interior that reads immediately as premium and carefully considered rather than typical rental stock.
Context
The owner of an apartment in a premium residential complex wanted to attract tenants who value design as much as location. The brief was to make a 41 m² apartment feel more expensive than its area and price point, stand out among standard listings, and support long-term rather than accidental rental.
Object and Task
A 41 m² apartment in the premium MOD development in Moscow, intended for rental. The concept reinterprets colonial style through a South African ethno-minimalist lens.
Completed Works
“Savannah Dawn” palette with ochre, terracotta, wood tones, dusty greige, coffee notes, terracotta in the bathroom, and anthracite accents. Volumetric 3D panels with ethnic patterns, fluted and slatted surfaces on walls and fronts. Textiles with coarse weaves and geometric motifs. Decor using masks, totems, abstract art, and geometric and handcrafted accents. Minimal kitchen matched to wall color, with track lighting and organic designer fixtures. Bathroom conceived as a spa oasis with ornamented tile, warm timber, and terracotta walls.
Result
The apartment now stands apart from generic premium-rental stock. Tactile materials, a layered palette, and South African-inspired ethno-minimalist details suggest travel and depth while still remaining disciplined urban minimalism, giving prospective tenants a space with character they are willing to pay more for and stay in longer.
